In both cases, making an offer is fairly simple because it's based on what already exists. The completed house is already finished with tile, woodwork, cabinetry, carpet and sometimes appliances. But what if you want to buy a house that doesn't exist, one that is not yet built? With new construction, you will make your offer based on the blueprints and your choices of many options. You may get to see a model of the home that will be built for you, but the model no doubt includes a list of options and a decor that you may not select or want. When you negotiate the price of new construction, you will consider a host of options. Everything from carpet, tile, fixtures, tall ceilings, a full basement, landscaping, and a deck will be discussed. All of these decisions can sometimes be daunting. A broad range of quality carpet, tile, lighting, and fixtures are available. Choosing custom cabinetry over stock cabinets, upgraded carpet and pad, top-of-the-line appliances, and high end bathroom fixtures are all options that will be discussed in advance when helping to determine the final price of the home. Further, the lower prices will be offered in the early stages of the development. As the development is expanded in subsequent phases, the price of the homes will rise. Buyers who are first in new subdivisions often get the best prices and best upgrade packages. The developers benefit by selling the first homes quickly, and creating demand and desirability in subsequent phases of the development. However, with being the early bird comes the inconveniences of an un-developed neighborhood and the risks of projected completion dates. When we negotiate the price of a to-be-built home, the builder is unlikely to yield on the price. You will probably be more successful in negotiating for more upgrades and options. Keep in mind, too, that it's better to have options and upgrades included before the home is built. It's far more expensive to go back and change, add, and adjust once the home is completed.
